Selection Criteria & Desired Uses

Revolution Mill is especially interested in thoughtful, distinctive concepts that bring fresh energy to the campus and create engaging experiences for visitors, tenants, and the surrounding community. Strong proposals may include well-curated products or services, inviting design, and flexible ways for customers to shop or engage, such as in person, and online, by pre-order, or through quick-ship options.

Potential uses may include, but are not limited to:

  • Artisanal Confections: Chocolatiers, candy boutiques, or gourmet sweet shops with a focus on custom gifting, creative presentation, and memorable customer experiences.

  • Apparel & Accessories: Independent or multi-brand boutiques featuring quality clothing, accessories, sustainable fashion, or locally made goods.

  • Gifts, Paper Goods & Everyday Luxuries: Curated stationery, books, fine writing instruments, independent publications, home fragrance, and thoughtful gifts.

  • Home, Art & Lifestyle: Galleries or shops featuring local art, handcrafted home goods, textiles, design objects, plants, or other lifestyle products.

  • Health, Wellness & Personal Services: Fitness, movement, beauty, grooming, mindfulness, or wellness-oriented services that complement the campus environment.

  • Creative Studios & Experiential Retail: Hands-on workshops, maker spaces, design studios, photography concepts, or interactive retail experiences that invite repeat visits.

  • Hybrid Culture Retail: Multi-concept spaces such as independent bookstores, specialty dry goods, rare vinyl, curated vintage goods, or small complementary food and beverage offerings that do not directly compete with existing storefronts.

At this time, the program is omitting proposals for restaurants, event spaces, jewelry shops, or businesses that sell alcohol, tobacco, vape products, CBD, or medical skin care services. This list may change as campus needs evolve.
